How To Get Over Your Fears of Cold Contacting People.

Cold Call #1Think about this for a moment, most people who decide to go into business for themselves have no idea how good they have to be at “People Skills” in order to build a long term business. The ability to make contact with people on a regular basis is key for anyone who is trying to grow their business.

Let’s talk about Cold Calling for a minute. This area right here is where most people have the highest level of fear, even though the person on the other end of the phone conversation can’t see you, people still get stuck on the idea that they just can’t make those type of calls and they would much rather find some other way to get people to buy their products, or to offer their services to.

I recently was asked to sit in on a Blab Session with a real estate investor/broker named Karl Krentzel. Karl is the creator of the Red Pill Sales System. Karl teaches people in real estate how to improve their skills so that they can become better at what they are trying to do in their real estate business. Karl invited me onto his Blab session and he asked me to do some Roll Playing with him, we sat down and basically went through what a cold call to a home owner may sound like. I can tell you for a fact that being put on the spot and being asked to show off some of my abilities “Live” on camera was no problem for me at all because I do that everyday, 7 days a week at my desk so it is very easy for me to just start up a conversation (even if its fake and for training purposes). images (4)Karl and I both went through the exercise and it went really well, after we were done I thought to myself “Nobody Does That” nobody out there that is a real estate Guru calls out their students or followers and asks them to showcase their skills right on the spot without rehearsal. Real Estate is a game of contacts ladies and gentlemen, the name of the game is to fill your pipeline or lead funnel with so many contacts, that you will never run out of business.

Once Karl and I were done with that Blab session, I received some text messages from people saying that they saw the video replay and loved it, many people said to me “I wish I could do that” so I text back and ask “You mean talk on the phone”?

Since when did making a phone call become such a scary thing? in a world that is all about the quick and the easy, I see that people’s conversation skills are weak, today people would rather text what they have to say VS not actually talking to someone. I believe that the lack of confidence is the major reason why people are afraid to make cold contacts on the phone, they do not know what to say, or how to react to objections and I can tell all of you this much, I hated it too when I first started doing it back when I was 19 years old and in Amway.images (6)

When I was 19, my mentor Glen would have me sit down and he would make me call people who were on my leads list for prospects, all the people he made me call first were all the people in my town who were way better off than I was financially. I would call doctors, lawyers, business professionals, you name it and Glen made me cold call all of them. Calling people who have more money than you do at that time is scary stuff, here you are trying to tell people over the phone that you have a business opportunity that can make then rich and they just look at you like an idiot because of where you are in life at the time you make that call, not a very fun experience to go through but that skill is how I was able to break out of the frustration phase as a newbie real estate wholesaler.

images (5)I am glad he had me do this right out of the gate when I started out as his mentor student because I never really got good at avoiding making calls, I always hated the idea of sitting down and being told NO a thousand times, but because of that training I had way back then it has allowed me to make a ton of money in real estate because I have this ability to contact home owners directly Vs sending them a million mail pieces that they are not reading anyway.

If you focus some time and energy on building up your phone skills, you would be amazed at what you can create in terms of income. As I write this blog it is August 28th, 2015 and this month alone I was able to lock up 4 real estate deals all by way of Cold Calling home owners and that effort on my part cost me zero money out of pocket in terms of marketing so all 4 deals I did cost me no money to acquire.

In real estate it is very common for people to buy lists of names from websites which is basically free information that someone else has packaged up and now they want to sell you those names for a price, newbies in real estate eat this stuff up, they feel that if they send out thousands of mail pieces each month that they will have so many leads coming in that they will be making money hand over fist in no time…..not that case, direct mail is not the most reliable source for real estate leads at all, you are competing with tons of other people doing the exact same thing, mailing to the exact same home owners so now the game of real estate becomes…..“Who can get their first”images (7)

If you had the choice to either call a home owner right now, VS you sending them a mail piece….which would you rather use? I can tell you this much ladies and gentlemen, Real Estate is a game that is about speed. Those lists that people buy online….yeah those lists are what some Guru’s call “The Leftovers” the really good deals can be taken down way before they ever make it onto a list somewhere so how do you even find those type of deals, save money on marketing and actually get ahead in your real estate business?….You Cold Call!

If you are one of those people who can honestly say that you hate cold calling ask yourself why? is it because you never developed it as a skill and if that is that case, would like like some help with that? I am willing to work with people by way of Skype if that will help them move forward in their business. I will tell you this much, your attitude about what you do is key, if you take on the mindset that you will get a deal today, or that you will make 50 calls today, then you are so far ahead of most people in your attempts to make it big in sales.

Cold Calling picIf you hate making cold calls because you lack the ability to be great at it right now, do not let that stop you from developing that skill, it is so powerful to be able to be an excellent communicator in business and trust me, people who you do not know will send you messages or emails in private asking you to work with them all because you “Sound” like a sharp and confident person, if you don’t believe me then explain how I was able to build my entire real estate team in 15 states all by way of phone only? I haven’t met most of my team in person, it was all done over the phone…it took me 2 years but my team is now solid.

I do what is called Virtual Wholesaling folks, I sit at home at my desk and I call people all over the country asking them if they would like to sell their home to me, I hardly ever see the homes I purchase, my team handles all of that stuff but after a few hours I usually have several appointments set and I am well on my way to having yet another productive month all because I took the time to reach out to people and simply ask for their business. I have no problem doing this everyday because my mindset is this…..

I will find a deal today, I will fill my calendar up with appointments each week, I will be first in the door by making phone calls Vs waiting on direct mail to kick in, I know I can create an extra $10k this month and every month if I stay true to my numbers which is no less than 300 calls per week “No Excuses” so now I ask all of you reading this blog…

Blab, Blab, Blab…..A Killer App For People in Real Estate.

On August 25th I turned 39 years old, I spent most of my birthday doing some fun things and one of those fun things was a session I sat in on for real estate investors and wholesalers on a new App. The App we used was called Blab, this is a new thing that is out and I can tell you this much….it is great! I knew of someone who needed some help on a real estate deal and we solved the problem right there in blab, I then realized what a powerful tool this App really is. I logged in and thought that this was a very interesting way to talk to people in your business circle or even just for family and friends to use.

I work with people in a program called Meet The Mentor and this App would be a great addition to working with people more on a one on one basis. You can have 4 people on video at a time on Blab and anyone else who logs in will be able to see those 4 people and watch as well as participate in “Live” action chat with the presenters of the session.

It seems like every few months a new latest and greatest App, or program comes out and I can tell you from experience today, this Blab App is amazing. You can log onto the App itself by way of your Twitter account. download (1)

imagesHaving the ability to speak to a group of people in real time is a very powerful thing. I myself see a ton of benefits from this especially since I work with people in a one on one setting a lot of times but have also been bringing people together in small groups and this would be perfect for that.

This was actually our first time talking to each other in person (kind of) being able to communicate in real time is such an amazing thing especially if you are looking to get some answers about your business and you are not sure how to handle a certain situation.download

Newbie Real Estate Wholesalers will love this App because they can now pop in on our conversations and listen to some “Golden Nuggets” of information on how to improve their business and sales skills in real time. One of the best things I see a new person using this for is for when they actually have something happen in their business for the very first time and they are not sure what to say, or how to even fill out a contract to make a transaction happen legally.

I will be creating a few accounts for this Blab App, all the people in my inner circle for business will be getting an invite from me for this, its amazing how valuable “Time” is to all of us, especially for those of us who need answers really fast and time is something we do not have a lot of to figure something out.

Social media is such a powerful thing these days and it allows us to learn things at a much faster rate and communicate with people we otherwise wouldn’t have access to. The idea of real time video interaction is a must these days, followers want fast and easy access to their problems and I see this Blab App being something that can help with that big time.

My First Network Marketing Experience

I was 19 years old and I was one of the first people to register for Amway’s online business called Quixtar. Sept 1st 1999 was the day it went live and it was also the same time I was doing private mentoring with my upline and things were going great.images (4)

my list of names was at 301, I had my teachers, and everyone I knew on that list that I thought was a good fit for the business in some way, but I was dead wrong, out of my list of 301 names I signed up 5 people, and none of them built the business to a level that mattered, so it was just me standing alone after a while going on with my mentoring with Glen and I was the last man standing out of my contacts list, Glen told me now it is time to begin for real now that your practice is all over with.

I had people laugh at me, mock me behind my back, say things like “Mister Business Man Gonna Make It Big Someday”…..well those very same people who said all of that are still right where they were years ago, no progress, not security, and no more jokes! I see myself as a winner in anything I set out to do, I want to be the best at everything I do and I will not settle for second rate effort on my part so I know that my best is a very good level at anything I do because it gives me amazing results. the people who mocked me are too afraid to stand out and be criticized (Get used to it), they choose to stay “Safe” and keep working their jobs until they either lose it, quit or even worse get fired!images (5)

I had people who I know for a fact could have built a business for themselves but the disbelief was way too strong and their inner circle was all the wrong stuff to make that change and to this day they are still at the same job they wanted out of years ago but remain because change is way too scary not too mention they were convinced that you had to trick people into getting into the business which is not true, your job in network marketing is to simply share a marketing plan with someone and see if they can see it as an opportunity for them to make some income and get ahead in life.images (1)

My mentor Glen told me to embrace change because business moves at the speed of light so be ready to shift methods, and beliefs at a moments notice, what was hip and cool today will be that piece of crap no one wants anymore because now “THIS” is out and it the newest thing and it will make your business run smoother in some way, there is always a new thing coming out so being quick to adapt to change was key for me in the early days.

I read a ton of books, went to seminars all over the country and dedicated myself to the lessons he was teaching me. Back then you had CD’s you could hand out to people as promotional stuff, the CD’s were cool but the DVD’s were even better because the video did all your prospecting for you basically, all you had to do was answer some questions and if you didn’t know anything you just bring them to a meeting and someone will help you out in your upline.images (2)

I learned really quick that I didn’t have to be the best person in my group to have one, but if I wanted long term growth I would have to lead by example Glen said and that is where most fail, well I set the bar at a stupid high level, I would talk to 10 new people a day no matter what! I would not tell my friends this but I would either make calls or go cold contact at the malls if need be but I always did my homework and many times I would hide it just so I didn’t have to listen to their crap! I was determined and quitting on Glen was not an option in my eyes.

In my early days it was rough for sure, being made fun of was no big deal to me, what really bothered me was that people doubted me! I don’t care if you call me names or insult me it doesn’t phase me but when people doubt me, it does something to me that makes me work 100% harder, I am I guess a bit vengeful when it comes to haters so to speak and success kills their cheap shots at you real quick!

Network marketing helped me in so many ways, it gave me the ability to gain confidence through practice as well as the ability to take on scary things because I had good people around me who could help anytime things didn’t go well or as planned. I was able to learn a lot about business and people while I was in Quixtar, it gave me the education I needed to be a fast starter in my real estate career.images (3)
